Buying a House is Complex - Due Diligence
It pays to establish that the Home you are trying to buy is in good shape and worth its price. Federal and Arizona laws require certain disclosures, such as the possible existence of lead-based paint, asbestos, and termites. Some inspections are required by lenders to obtain financing (ensuring the main structural elements of the house are sound), and still others are just for your peace of mind. I can guide you through the due diligence phase of evaluation, although I can not substitute for you and it is expected that you attend your inspections in person.
Negotiations
In Arizona, the Selling Agent represents the Sellers and has a fiduciary responsibility to the Seller only. This means that while the Selling Agent must be honest and ethical with the Buyer, they do not have the same relationship. It is my opinion that buyers should also have representation which is why you should work with me. I will look out for YOU, and best of all, my services are at no cost to you!
